because of inferior arainage, high water table and occasional overflow from the Arkansas River which borders it on the South and accounts for about 90 acres of this being classea as waste. This tract was leased in 1945 for $1,444.

Offer is made by a Texas merchant and ranchman whose original offer was $12.50 per acre without any oil and mineral reservation. Offer provides for 25% cash and strong principal payments with no commission and the Company is reseiving 1/8 of the oil and mineral royalty. SUBJECT Mr. Ford, Otfice Manager

After visiting with Mr. Wilson for the past two days I find it very imrortant to get him &me additional help. We have carefully surveyed all available prospects and believe that Mr. William Ford would be most valuable in this office.

Mr. Ford is now living in California end we have had some difficulty in trac;ng his education and experience. From local sources I find that Mr. Ford is 54 years of age. He was born at Monument, Colorado, and hes lived most of hisadult life in this general vicinity. After graduating from high school Mr. Ford obtained two years at Colorado University of Denver, studying real estate law. He '-roke off his law training to open a brokerage and real estate business in Denver.

This business prospered for many years. I have been unable to find what Ford did for several intervenini years. but about 1937 when Mr. Wilson first came to know him well he was employed by Prowers County. In this position he had charge of all the license and recording work for the Motor Vehinle Department of Colorado State. He held this position from 137 to 1 43. In 1943 he accepted a position with the Denver Alfalfa Milling and Products Company in Lamar. In this position he had charge of the track and transportation work as N9.1 as 0.P.A. problems. About the time Mr. Ford took his nex job with the Denver Alfalfa Milling and Products Company he had an un-fortunate marriage which resulted in sore excessive drinking. He is now divorced and temporarily living in California.

Mr. tiiilson knows him to be a man of good personality and much ability. He would be especially useful in this office helping and supervising in the preparation of Offers to Purchase, deeds, trust deeds, notes awl other related papers. Mr. Ford

knows many of the tenants in the community and will be in a position to handle much of the leasing work. Mr. Wilson has been so busy making sales that he has found no time to write 1944 leases. This work should be given inmediate attention. Mr. Wilson also feels that he is qualified to assist in the records and bookkeeping work- for the Company. Because of Mr. Wilson's long association with Mr. Ford in his capacity as County Commissioner he feels that Mr. Ford hes the proper character and stribility to make good on this position. At any rate he is willing to give hilt, a chance with the definite understanding that excessive drinking will not be tolerated.

As you know we have given some consideration to using a Mr. Young from South Dakota in this position with a view to using him on loan work elsewhere in

Colorado. Mr. Young has objected to moving to Holly ana seems rather indifferent about our proposition, furthermore Mr. tilson is making such good progress in the sale of real estate that it now looks as though the job would hardly justify Mr. Young making the change. I would recommend that Mr. Ford be used as Office Manager for the Arkansas Valley Sugar Beet and Irrigated Land Company starting at an initiel salary of N,200.00 per annum. Te will prdbably have to increase this salary after a short probationary period. Since suitable men are very scarce and there is danger of Mr. Ford taking another position I would su est th.t ou wire Mr Wilson if you concur in my recommendation on s appointment.

This memorandum is to confirm the information which I verbally presented to the Executive Committee of the Arkansas Valley Sugar Beet and Irrigated Land Company at their meeting on December 26th.

In the first 11 months offers were accepted on 14,288 acres of land. This land was mostly dry land without water and in the main was the poorest owned by the Company. There is very little dry land left. The Recovery Value on the acreage sold as estimated by Mr. McLean was $161,582, the Sale Price was 0.77,098,for a profit of $15,516.
