SUMMARY

King City is a new citycenter in the expanding Kungens

Kurva area in the southern part of Stockholm combining

shopping, service,dwellings and workplaces into a

coherent urban environment.

Kungens Kurva is transforming itself due to a new climate

in shopping, and two big infrastructural projects that are

underway;

Förbifart Stockholm and Spårväg Syd.

Instead of the monofunctional Big Box shopping

environment of the area today, King City will form a new

dense citycenter in the southern part of Stockholm.

The project deals with the expanding city of Stockholm,

where areas that before where seen as external, now form

the basis of a polycentric city where the divide between

innercity and suburbia is disolving.

In the light of the changes that the area stand before

my thesis project investigates how you can use the unique

properties of the area to create urban qualities.

The Kungens Kurva area is today the result of “laissez-

faire” planing principles that have allowed big retail

companies to establish themself in the area.

Since the ninities when the neoliberal ideology prevailed

as the new guiding principle for Swedens economy,

Kungens Kurva, as well as the retailmarket, has been

expanding in a accelerating paste.

The project consist of two parts.

The first part is a analysis of what`s happening in the

world of shopping, the region and the area, the second

part is the proposal; King City

My intention has been to try to, as objectively as possible,

comprehend the city as it actually is, without judgement

or prejudice, and with that understanding of the situation,

give a architectural answer that anticipates our future city,

driven by corporate power and diminishing public

planning.

Vårbyaffären was a deal between Huddinge and Stockholm in 1961 where they bought land from eachother and the municipal border where redrawn so that Stockholm could build the subway city Skärholmen. In the deal Huddinge promised that the sur- rounding land would be kept for recreational purposes. The deal where done in secret and became a big scandal when it was exposed to the public

Three years later Ingvar Kamprad approached Huddinge and asked if he could build a new store called IKEA here, at the southern entry point to Stockholm. They approved.

Ikano, KF and Bonnier. The city don`t own any land and the main part of it where sold in the ninties.

The target area for Kungens Kurva is the Southern part of Stock-

holm and all the way down to Nyköping (10mil) Kungens Kurva/Skärholmen is the biggest Shopping district in the nordic countries and by far the biggest in Stockholm. The pres- sure on the area to expand is heavy.

Annual turnover in Billion sek. 2012

Spårväg Syd will help connecting the southern part of the city and Kungens Kurva and Skärholmen will be connected with a bridge for the tram and walking/bicykle.

Huddinge Kommun has in their “fördjupad översiktsplan” estab-

Vårbyaffären was a deal between Huddinge and Stockholm in 1961 where they bought land from eachother and the municipal border where redrawn so that Stockholm could build the subway city Skärholmen. In the deal Huddinge promised that the sur- rounding land would be kept for recreational purposes. The deal where done in secret and became a big scandal when it was exposed to the public

Three years later Ingvar Kamprad approached Huddinge and asked if he could build a new store called IKEA here, at the southern entry point to Stockholm. They approved.

The target area for Kungens Kurva is the Southern part of Stock-

Mall of Scandinavia Shopping is changing. Consumers are demanding more from their shopping experience and the increase of e-trade

are forcing shopping centers to become more like full-service community centers rather than stand alone malls. They will need other functions to atract visitor besides the shopping, things you can`t find on the web. Like social services, restaurants, Cafés, Day care centers, Hospital care, Education etc. In other words, The shoppingcenter is becoming more like a mixed city. Even though the economy today seems unstable, experts forecast is that the retail- market will continue to grow due to the heavy urbanisation of Stockholm. Kungens kurva is today allready part of the city though very segregated. The area is monofunctional focusing on shopping and sorrounded by housing. To the east with low density single family villa area, To the north and east by multistory modernist housing from the 60`s and to the south by a nature reserve. So in the face of these changes, what is Kungens Kurvas urban potential?

If all the people that visited Kungens Kurva would live there, the population density would be the double of Manhattan. But the visitors mainly come in the evenings and on the weekends. So if you could densify the shoppingarea with it`s many visitors and integrate dwellings and other function, you have the potential to create coherent and very urban environment. Instead of the situation today with seperated monolitic boxes sorrounded by car parking, Kungens Kurva needs inte- gration to make the most out of both shopping and living.

But then the question arises;

Why would you like to live in a shoppingsarea?

#1You will get access to all the shopping and service in the area.

#2 You would live in the world of experinces and wonder that shopping generate. Like being on a vacation

#3 You live in a vivid urban environment with great public transport, and car connec- tions, and at the same time you have wild nature on your doorstep.

Shopping and the streetlife it generates can make an attractive scenography for the residents and at the same time the dwellings could make an attractive scenography for the shopping, and also guarantee a vivid environment

day and night. The shoppers and residents would be like actors watching eachother.

King City is a new citycenter in the expanding Kungens Kurva combining shopping, service, dwellings and workplaces into a coherent urban environment. Kungens Kurva is transforming due to a new climate in shop- ping, and two big infrastructural projects that are underway; Förbifart Stockholm and Spårväg Syd.

Instead of the monofunctional Big Box shopping environment of the area today, King City will form a new dense citycenter in the southern part of Stockholm.

The project deals with the expanding city of Stockholm, where areas that before where seen as external, now form the basis of a polycentric city where the divide between innercity and suburbia is disolving. Spårväg Syd will connect the regional cores of the city and Förbifart Stockholm will connect the northern and southern part of Stockholm with a long highway tunnel. In 2012, Huddinge kommun where Kungens Kurva is located, had the biggest population growth of all municipal areas in the Stockholm region. Every day, two bus loads of people ar- rive in Stockholm.

There are many examples where you live on top of the shoppingcenter, but in my suggestion, you would actually live In the shopping center. There`s also many examples of Shoppingcenters including Hotels. Both globally and in Sweden the development tends to go towards that more finctions are being included in the shoppingcenters to attract visitors, even dwellings. In those cases however, the dwellings are on top.

Spiraled This is Kungens Kurva. Together with the neighbouring Shoppingscenter Skärholmen on the other side of the highway, it is the biggest shopping district in the nordic countries with 30 million visitors a year.

In Kungens Kurva you can find a big number of Big Box stores,The worlds biggest IKEA, and Heron city, which includes the biggest cinema in Sweden. Two big infrastructural projects are underway that will affect the area. Förbifart Stockholm, is a highway tunnel that will connect the southern and norhern part of Stockholm. A big interchange and entrance to the tunnel will be built in connection to the area. The other project is a tramline, Spårväg Syd that will connect the regional cores of the Southern part of Stockholm, from which the city is intended to grow. (The cores are Flemingsberg(University, Hospital), Kungens Kurva/Skärholmen(shopping & experience), Fruängen & Älvsjö(Stockholm Fair). The area is expanding, and in the same time, the structure of the area and it`s shopping is changing. The one-brand Big Box stores are seeking new spots in shoppingmalls. Ikano(IKEAs property developer) is right now building a new shoppingcenter next to IKEA and K-Rauta are rebuilding their store to include a galleria. Ikano also wants to expand their shoppingcenter even further. Together with the new Tram station this will give the area a new focus. In their development plan for the area, Huddinge Kommun has established a new street grid from wich the area will grow with a continued emphasis on shopping and experiences.

The site is choosen due to it`s strategic postion inbetween IKEA and Heron City and next to the new tram station. The perimiter of the site is generated by the grid establlished by the development plan for the area. The structure will have storefronts facing the streets all around the perimeter except for the frontage towards the highway.

Growth, both in th mind of the consumer seeking personal fullfillment through consumtion, and the econmic growth generated by the shopping, is echoed in the stepping of the threee pyramids.

King City will have 100 000 sqm of rentable space. This is alot but compared to the two biggest recently built shoppingcenters in Sweden, it`s smaller.

Two big infrastructural projects are underway that will

pass tunnel that will connect the southern and norhern

King City is the new city center in the expanding Kungens Kurva area combining shopping, entertainment, service, dwellings and workplaces. The biggest shopping district in the nordic countries, Kungens Kurva, is transforming itself due to a new climate in shopping and the big infrastructural projects that are underway. Förbifart Stockholm and Spårväg Syd. From King City you will reach the northern part of Stock- holm in 10 minutes by Car and Södertälje in 15. By public transport you will reach Karolinska Sjukhuset in 10 minutes and the Central station in 25 minutes.

Fruängen is with it`s good connections to the inner city and the university areas destined to become a student city. A lot of new housing is planned in the central parts of the area.

In Älvsjö lies the Stockholm Fair and a Rica Talk Hotel.

The station is currently being rebuilt and a lot of new hous- ing are popping up. A new hotell is also planned. From this year Älvsjö also has direct access to Arlanda with commuter train.

Flemingsberg is forming an knowledge center with Karolin- ska sjukhuset, Södertörns Högskola(University) and a cam- pus. In Huddinge kommuns plan for the area a dense, mixed use city will be built her including many new dwellings. From here the tram will connect to the commuter train.

Förbifart Stockholm is breaking ground in 2013 and will con- nect the southern and norhern parts of the city with a tunnel.

The ambition is to attract more businesses to the southern part of the city

The new tram line Spårväg Syd is scheduled to break ground in 2017. Along the tram line new housing areas is planned to be built.

Today,

the mall that used to be an phenomena of suburbia is

finding it`s way into the innercity with many recent de-

velopments i Stockholm. One could claim that the city is

becoming suburbanized and what used to be suburban

areas, are becoming urbanized. The borders are starting

to blur.

Also globally shopping is changing. Consumers are

demanding more from their shopping experience and the

increase of e-trade are forcing shopping centers to be-

come more like full-service community centers rather than

stand alone malls.

In the future they will need other functions to atract visitor

besides the shopping, things you can`t find on the web.

When the shoppingscenter becomes more like a commu-

nity center, it becomes more of a urban environmet, the

next and logical step becomes to include dwellings and

have a city with jobs, dwellings and service

can spend most of your daily life indoors.

With it`s unique posotion by the E4 highway, on the south-

ern entrypoint to Stockholm there`s also the oportunity to

here create a landmark.

My site is strategically choosen to take up the flows be-

tween IKEA and Heron City and is also in connection to

the new tram station,

The program is mixed with two main parts. One consist-

ing of commercial spaces with shops, cafes, and restau-

rants. The other by dwellings, But there is also offices and

a school, kindergarden, Hospital care, and social servic-

es.

The stepping of the three pyramids is used to create

a strong architypical and recognizable shape that will

catch the dreams and aspirations of the consumer, and at

the same time

create small gardens for residents with views of a ter-

raced artificial landscape.
